480 New Homes Proposed Project In Kerarapon

A meeting to discuss a proposed private development in Kerarapon, Oloolua Ward was held on 16th March 2019 at Deliverance Church in Embulbul.  The proposed project which is facing resistance from some area residents will be developed in a 3 acres piece of land located along Kerarapon Drive. The project once completed will consist of 10 blocks each made up of thirteen storey (ground + 12 upper floors) residential building blocks and a commercial center. The total number of residential units will be 480.  A total of 9 blocks will comprise 2 bedrooms and 1 block will comprise 3 bedrooms. The commercial block will comprise 4 shop units on the ground floor, 5 shop units plus food court on the first floor, gym and spa on the 2nd floor,  and swimming pool, bar, kitchen, storerooms, water tanks on the roof and other auxiliary facilities. There will also be a mini-mall on the commercial building, tennis courts, play area, and a jogging track all around the development.  Residents will get permanent membership but outsiders will also be allowed to use the facility.  Playfields will be on the 1st floor. Each block will have 2 lifts to ascend to the 13th floor.  The developer is also proposing to build a sewer treatment plant similar to the one which was installed at the 2 rivers mall.  The facility will recycle the wastewater with excess water released to the river after being approved by kebs.  To sustain the development energy needs, there will be 1000kba electricity power substation and generator in place. Kandom Property Point Limited which is behind the project is planning to build a massive underground water storage space under the basement.  The developer will also drill several boreholes on site but they did not say exactly how many.  Rainwater harvesting and tapping into the community water supply services will be considered, to supplement the required water needs once completed. The project is seeking approval from NEMA and the County Government for Architectural design and change of use from Agricultural to Commercial. The following Concerns and suggestions were raised by the residents Mr Kenneth Oigo who is a civil engineer said the project once completed and fully occupied may require approximately 40,000 Liters of water daily for domestic use.  He said that the volume of water supply is not sustainable. The current water supply in Kerarapon is not enough even for the current population.  The residents receive water once per week. Drilling of multiple boreholes may affect the water table downstream. The project is too high and along the flight path bringing safety concerns to airplanes.  The residents requested the project developer to share details of approvals from KCAA (Kenya Civil Aviation Authority) the County Government of Kajiado or any other agency.  Mr. Njoroge who was leading the presentation on behalf of the developer, confirmed they don’t have approvals from KCAA.  The residents also requested the developer to seek approval from KENHA. A resident claimed the project may add an extra 1000 vehicles on the already congested Ngong Road traffic.  In response, the project manager said they are in discussion with Kajiado County Government to find a solution.  One of the suggested solutions is to develop the back road bordering vet farm.  The residents responded by saying they know very well the road cannot be used and those plans will fail.  The project manager suggested the developer may consider building a roundabout if allocated space by the County Government. Esther Githinji said the residents require a very clear and detailed plan, on how the developer intends to carry out the project in order to deliberate on what to do as a community. Mr. Mungai said it is clear the meeting was called as a plan B after the developer initial plan failed.  He claimed a representative of the developer had visited their home, and attempted to trick a member of the family to sign a document without clear explanation. The residents present agreed the meeting is not a public participation forum but an awareness meeting to share information with the community. Mr. Kenneth Oigo claimed the majority of those present during the meeting were connected to the developers. He claimed approximately 90% of the residents were not present during the forum and therefore disqualifying the meeting as a valid public participation forum. The residents also claimed the area is zoned as a medium density area, which can carry only 3 storey buildings. Construction vehicles must not use Kerarapon Drive to prevent road damage, and must only use the back road. One of the residents who showed support for the project was Mr Nangurai .  He said the project is a good investment for the community, and there is a probability all the units will not be occupied at once, and therefore the resident’s projections may be inaccurate.

Could this be the Beginning Of Women Led Industrialization?

A group of 2400 women from Olkeri Ward in Kajiado North constituency have launched a new brand of bread “OLKERI BREAD”  in the highly competitive market.  The group known as Olkeri Women Movers raised the seed capital through a contribution of Ksh150 from each member to establish the bakery. The bakery which is located in Memusi, Matasia started production last week on Wednesday 19th September.  According to the area MCA Peter Gitau who came up with the idea, the bakery sold 75 loaves of bread on the first day, 120 on the second day and 150 loaves on the third day. Mca Gitau further said “we are targeting to sell 3000 loaves of bread per day in the near future.  If we sell each bread at a wholesale price of 35 shillings, the bakery can turnover around 105,000 shillings daily or approximately 37 million shillings annually, generating a profit of approximately 17 million shillings”. How will all the group members benefit from the business? Gitau told our reporter that the startup does not have the capacity to employ each and every member currently, but the profits will be used to establish other cottage businesses until every member is economically empowered. “We can for example, using the profits, fund a chicken businesses for some of the elderly members, who will supply eggs to the bakery. We may also consider using some of the profits to give bursary to all students from our ward ” Gitau said. Why cottage businesses instead of focusing in building infrastructure such as roads? The mca said “during the 2017 election campaigns, I conducted research and most people requested jobs as the first priority. As a leader I must therefore come up with revolutionary empowerment ideas such as the cottage industries, which will not only create sustainable jobs but empower people economically.  We will still build roads.” The MCA further said, the initiative is the beginning of a women led industrialization within Olkeri ward.  The focus will be in the production of basic household commodities such as unga, soap and bread. “Why can’t the women produce uniforms for all the schools in the ward?” He asked. Critics Gitau acknowledges he was putting his political career at risk when he decided to join hands with the women group to start the project. There has been criticism from some political opponents who are not happy with the MCA engaging in such projects and wished the MCA would focus on oversight and coming up with laws that will create enabling conditions for businesses. Other critics are some of the spouses of the members who allege lack of transparency in the project.  There were also allegations that the seed capital had been misappropriated, but the MCA rubbished the claims saying the rumors came up following unavoidable delays which were caused by the processes of obtaining the necessary documents such as VAT and other licenses to establish the bakery.   “There are some who didn’t believe we could do it, the bakery is now open,  and residents are buying the bread” Gitau said Is there space for men and youth in the projects? Gitau said the men will benefit greatly if their mothers, sisters, wife’s and daughter succeed. He further said the reason why he started with the women is because they are more organized, experienced and committed to such initiatives.  “Majority of the women groups are managed using rules and constitution, which gives them an edge over men. The youth are already included since some of the members are under 35 years old ” He said. Moving forward  Mca Gitau said, there will be regular monthly evaluation of the project as well as publication of accounts for transparency purposes.  His target is to establish at least 20 jua kali industries within Olkeri ward to create approximately 1000 jobs before his first term comes to an end. The group is targeting to recruit between 2600 – 3600 new members.  Membership fee is 500 shillings per woman. Views from some residents of Olkeri Ward Mercy who lives in Matasia said “to stand out, the bakery should make bread which is different from the other similar products in the market.” John who is a bodaboda rider said “I haven’t seen the bread yet.  I will support the project completely if the profits will be used to improves lives in the community.”

“New 800 Million Shillings Ngong Market in 12 Months” Says CS Alvin Kimani

Kajiado County Youth and Sports Minister Alvin Kimani together with Ngong MCA Robert “sungura” Muoria held a meeting yesterday evening 19th February 2018 at around 6pm with Ngong youth, majority of them being football players. The meeting which was held at the Ngong MCA’S Office was called to discuss the way forward in regard to the relocation of the Ngong market traders from the current location to the stadium. The youth were concerned the relocation will affect sports in Ngong especially football, rugby and volleyball teams. The following key points were made during the meeting: By CS Alvin Kimani: The World Bank had given the following ultimatums: • The 800million allocated for the Ngong Market in 2010 must be used by February 2018. • The land where the market traders will be moved temporarily must have a title deed. CS Kimani claimed the traders cannot be relocated to parking bays near the market or the road reserves because there do not have title deeds. He further claimed the land next to the TNA Office has 7 title deeds and over 5 court injunctions and therefore the traders cannot be relocated there. CS Kimani further said: • A disturbance allowance will be allocated to the stadium based teams out of the 61million shillings allocated by the World Bank to move the traders. He did not specify the actual amount of the disturbance allowance. • A fence will be built to separate the temporary market and the pitch. • The new pitch will move approximately 200mtrs from its current location. • The World Bank will build permanent changing rooms, toilet facilities and other social amenities to serve the new pitch. • The World Bank will fund a local league to take place at the new pitch. • The new pitch will be of higher standard than the current one. • The World Bank has committed in writing that the new market, will be complete within one year i.e May 2018 – May 2019. • The new market will accommodate 2400 traders. • There will be public participation during demarcation. Ngong MCA Robert “Sungura Muoria said: • Ngong youth should own the market project which will create future jobs for some of them. • Security Lights will be put up at the new pitch. • The new pitch will be fenced. • He will work with the youth to ensure they get priority in employment. Njuguna “Pandy” who plays for Black Burners FC requested if the money allocated for the new pitch can be put towards completing the stalled Ngong stadium. In response, CS Kimani said the stalled stadium is a project of the County Government and he has no authority to use the World Bank funds towards any other project. He further said the new pitch, toilet facilities and changing rooms will be completed before the new market project kick starts. Eric Njuguna requested if one or two youth could be included in the World Bank funded project committee to represent the interests of the youth. CS Kimani in response said the World Bank usually has its own managers and committees. There were concerns, grass will take longer than two months to grow in the new pitch as per relocation period.
